We are having a very strong first half of 2019 and predictions are that it will continue strong into the end of the year. Rates are at record lows and wages are strong. The graph below shows median and average sales prices for homes in Sacramento County. Average sales price is at $425,000 and median sales price is at $390,000. Both are up since the first of year but are showing neutral trends over the last several months.

Inventory is down again – hovering in the 1.5 month range. You may be seeing a lot of signs out there but many of those homes are already sold!

Days on market down are down pretty dramatically to an average of 26 days on market. Most homes are selling at 99% of list price.

Sellers; The market is strong but buyers are also discriminating. When they have a choice they almost always choose the home that calls to them on the internet with bright, clear photos and which is neat and clean when they come to view it. There are lots of things you can do to make your home look its very best – even if it’s not fully remodeled. This is one of the things I love helping sellers with.
